Condition assessment: turning observations into comparable information

Condition assessment creates a repeatable picture of asset state so deterioration can be tracked and investment choices compared.

Condition is not the same as age

An older asset may perform well while a newer one deteriorates quickly because of environment, loading, materials or workmanship.

Scales need definitions

A five-point condition scale is only useful if each grade has documented criteria and assessors apply it consistently.

Evidence has different confidence

Visual observations, measurements, testing records and operating history do not all provide the same certainty.

Trend can matter more than one score

Repeated observations can reveal whether deterioration is stable, gradual or accelerating.
